NY THOMPSON — Planning Board directed Estates at Rock Hill developer to revise environmental scope. The board held a SEQRA scoping session for Richard and Justin Steinberg's residential project at North Emerald Drive and Treasure Lake Road, restricting input to written comments under Chairman Kathleen Lara. The Town Engineer identified six areas requiring additional analysis including water and sewer capacity, fire service demands, stormwater management, geological testing, wetland delineation, and traffic studies.
The Town Planner identified 10 required scope revisions covering format, content sections, alternatives analysis, and supplemental-submission procedures, while the board directed attention to impacts on Treasure Lake and shared roads and a recently passed package plant moratorium. The town will prepare a collective recommendation document for the applicant to incorporate into a revised draft.
